SELLERS Love Realtor/Lawyers Because...

OPTIONS! - Ordinary Realtors are limited to a few State prescribed forms for all transactions.  There are many, many situations they just can’t handle. You’ll have to hire a lawyer for these, at additional cost you might not have budgeted for. Unless your Realtor is a lawyer. Even if you don’t need something special, your buyer might. Sometimes a single sentence in a contract, that only a lawyer write, makes the transaction close. Just a few options I can offer, Realtors can’t (and may not even know about) are: Tax Deferred Trades, Right of First Refusal, simultaneous offers on multiple properties, and Lease with Option to Buy.

LOWER COST - I’m a licensed broker, and set my own fees and commissions. And I’m very competitive. Service for service, I’ll match anyone in town:
  • 1% limited service MLS listings including monitored electronic lock box, document drafting, advice and help with negotiations. You do the staging, photography, flyers, advertising and showing. The "catch," and what other "1% Realtors" don’t mention on their web sites is: There’s a $1,500 minimum even if your home doesn’t sell; and if the buyer has a Realtor, you’ll be expected to pay him 3%. Still, for the knowledgeable seller with the time to do it, "1%" can be a good deal.
  • My full service listings give you the choice of showings by monitored electronic lock box with pre-set hours, or by appointment only; and typically include:
    • Five County MLS database, accessible from anywhere on Earth.
    • Local consumer databases (AustinHomeSearch.com, Craigslist)
    • Realtor.com, Zillow.com and other national database
    • Custom web page for your listing on my web site
    • Custom designed electronic and print flyers
    • Regular mailing to client data base
    • Print advertising campaign (Statesman and/or full color magazines)
    • "Open House" events hosted at the property
    • All that, for the same 6% ordinary Realtors usually charge, but it automatically adjusts to..
  • 4% for "Intermediary" service - TREC approved Intermediary Agreement required.
  • Hourly fees for the "FSBO" client, usually $200 per hour, depending on the client’s level of experience and track record, billed against a $5,000 retainer. Hourly fees against a reduced commission are also possible, depending on your needs and abilities.
  • Flat fee for specific service for sellers able to handle the details themselves. Pick and choose those services you really need.

NEGOTIATING STRENGTH - It’s not just about "more clout" lawyers have.  It's about offering novel solutions that Realtors can’t, aren't qualified to, and legally aren't allowed to offer.
